Dues/Irrigation/Transfer Fee Info

VALOR MAINTENANCE CORPORATION Assessments

Purchasers will belong to the VMC and are subject to the following assessments pursuant to the Valor Maintenance Covenant (the Covenant), which are subject to adjustment, plus any applicable taxes:

- Working Capital Contribution: $250/transfer, paid at each retail lot closing (excluding the initial closing between developer/builder). Amounts collected by a title company should be directly remitted to Valor Maintenance Corporation.

- Regular Assessment: $425 Annually, paid quarterly.  Upon closing from developer to first owner, the year`s association assessments are collected and prorated thru 12/31.  Thereafter, dues will be invoiced quarterly to applicable owner`s sub-association. Amounts collected by a title company should be remitted directly to Valor Maintenance Corporation. 

 

VALOR VILLAGES HOA Assessments

Purchasers in the non-age-restricted portions of Valor will belong to the Valor Villages Homeowners Association and are subject to the following assessments pursuant to the applicable Tract Declaration, which are subject to adjustment, plus any applicable taxes:

- Working Capital Contribution: initially anticipated to be $250, paid at each lot closing (including the initial closing between developer/builder)

- Regular Assessment: initially anticipated to be $1200 annually, paid quarterly

Upon closing, the year`s association assessments are collected and prorated thru 12/31.  Thereafter, dues will be invoiced quarterly to applicable owner.

Valor Golf & Members Club (The Club)  Purchasers in the non-age-restricted portions of Valor will have a mandatory sub-membership in the Club and are subject to the following assessments, which the Club may have VMC or an Association collect pursuant to the Club Documents (as defined in the Covenant), the Covenant, and the Tract Declaration, which are subject to adjustment, plus any applicable taxes:

- Social Club Membership Assessment: to commence the first of the month within which phase 1 of the Club is completed, and the dues are anticipated to be $150 per month, paid quarterly. Social Club Membership Assessments and applicable taxes is collected by the sub-association, Valor Villages HOA and remitted directly to the Club.^1

- Entry Fee:  $5000 + sales tax, paid at each retail lot closing (excluding the initial closing between developer/builder). Entry fee and applicable taxes is collected by the sub-association, Valor Villages HOA and remitted directly to the Club.^1

- Golf Club Assessments: golf memberships are available by separate membership agreement with the golf course, in amounts determined by the Club and subject to the Club Documents.^2

 

NOTES:

^1: Any Club fees, assessments and sales taxes collected by Valor Villages HOA is remitted as a pass-through to the Club and it is the Club`s responsibility to ensure sales tax is accurately remitted to the State of Idaho.

^2: Additional golf memberships and applicable sales taxes are available and collected by the Club.
