Additionally townhome lots are billed for master Lakemoor HOA dues quarterly at $450.00 per quarter effective 1/1/2023. The Lakemoor Water Assn. bills once annually based on lot size. There is an initial setup fee for developer Lot sales in phases 7, 8 & 9 of $1750. The fee for all subsequent sales/changes in ownership is $200.
Phase 8 are town homes subject to The Lofts at Lakemoor No. 8 Homeowners Association (Sub-Association) fees. The Lofts fees include Initial Setup Fee of $550 and a $250 Initial Roof Assessment for developer lot sales. For all subsequent title transfers/changes there is a $100 Transfer Assessment.
Commercial lot dues in phases 3 & 8 are per acre. Please call for specific rates.
The Lakemoor Water Users Assn. (WUA) charges an initial connection fee for developer lot sales of $100 and a transfer fee for all subsequent title changes of $100. Irrigation dues are billed annually in February based on the lot size. Please call for specific rates. IMPORTANT NEWS!IRRIGATION NEWS

If you notice water staying on for hours or significant flooding in the common areas, please contact Development Services at 208-939-6000 during business hours (M-F, 9-5). If it is after hours and an emergency the issue may be reported to Franz Witte 208-278-2650.

Please remove locks from gates fully before maintenance start time and be sure you have cleaned up after and removed pets from yards.
Irrigation is managed by the Lakemoor Water Association. Water rights do not allow for access until sometime after April 1. Water will likely be available around April 15. (*Townhome residents irrigation maintained by the townhome landscaper – we ask townhome residents please do not turn on nor adjust those systems.)
Once the HOA has posted that irrigation water is available for resident use, you may wish to wait an additional couple of days before opening your main valve and starting your individual irrigation system, to allow for any debris that remains in the system to be flushed out. This may reduce the impact on your individual system sprinklers. Don`t forget to clean the filters on your sprinklers regularly throughout the irrigation season so that your pressure and coverage is not seriously impacted by any debris that may be in the lines.
If you do not have water access at your home once it becomes available for resident use, consider checking with your neighbors to see if the issue is isolated to your property before seeking HOA/WA assistance. Many times at initial startup it is a valve or sprinkler system issue specific to a homeowner property. Periodically, there may be a community valve missed during turn on; or an area may be isolated for a repair. If you believe this may be the issue please contact management.
